Oakland House
Situated on a lake, this  single story house was built with post and
beam house framing, cover with
Structural Insulated Panels (SIP). The
cathedral ceiling starts in the front (noted by the upper windows in the
photo) and continues to the back. The main floor is about 1800 sq ft of
Warmboard Engineered Radiant Floor Panels. The lakeside walkout
basement provides an additional 1800 sq ft of living space on a radiant
slab. The garage and family room over the garage are both heated with
propane unit heaters. Also included in the installation was a Unico High
Velocity A/C which utilized a Unico Chiller or heat pump instead of a
conventional A/C compressor. A chiller was selected over a conventional
compressor because it could be located in the wood away from the
house reducing fan. A Heat Recovery Ventilator (HRV) was installed to
bring fresh air into the house and utilized the A/C air system to circulate
the air throughout the house.
Shown is the Munchkin T80M LP gas boiler, plus radiant distribution
piping and SuperStor Indirect water heater. The boiler is wall mounted
(black box lower left) and visible are two white PVC pipes used to vent
combustion gas & bring in outside air for combustion.  The system
monitors outside air temperature and adjusts Supply Water Temperature
inversely to outside temperature. The boiler has a 94+% efficiency rating
and at -2 degrees outside, the boiler only needed heat the water to 98
degree to heat the house.
A unique feature is the fireplace, which has the capability of heating
most of the main floor. The problem of cold floors caused by thermostats
not responding because of elevated temperature from the fireplace was
solved by using thermostats with the ability to monitor both air and floor
temperature.  The thermostat on the wall measures air temperature, in
addition, a sensor attached to the thermostat was embedded in the
flooring. The thermostat will control to both an "air temperature" set
point and a "floor temperature" set point. This feature maintains the
comfort of a "Warm Floor" even while the fire is burning.

2008 System Showcase
This 4000+sq/ft house has a finished basement heated by a radiant slab,
while the 1st and 2nd floors are heated by Warmboard Sub Floor Panels.
The boiler is a Weil McLain Ultra high efficiency modulating  / condensing
boiler. A Tekmar Control system, controls room temperature as a
conventional thermostat would but also monitors the rate of change in
room air temperature, floor temperature and outside air temperature to
precisely modulate the gas burner to match the heating load. Air quality
and cooling is provided by a Unico High Velocity small duct A/C system,
AprilAir steam humidification, Honeywell dehumidification, and a Lennox
Heat Recovery Ventilator (HRV) to introduce fresh air into the house. Low
speed CAC (Constant Air Circulation) is utilized to even room temperature
and ventilate the house with a shift to high speed air when A/C,
humidification or dehumidification is required.

The living room, with a large
fireplace, like the Oakland House,
will heat the room. The hardwood
flooring shown here carries
throughout the house, To
compensate for the heat of the
fireplace and to protect the
hardwood flooring from getting to
warm, floor sensors were installed
in all zones. Temperature levels
are than set for both air
temperature and floor temperature.

Retro fitted over an existing concrete slab to heat
the walk-in lower level family room. A manufactured
hardwood floor was then installed over the radiant
tubing.

The heating load was small (less than 38,000 btus)
so a "Boiler Buddy" or water storage tank was
included (on left) to improve burner cycle
efficiency. The tank on the right is a 60 gal indirect
domestic water heater.
